  • Will Quigler 1.0 vi have ALL the Steps and Actions?
  • No, it will contain only the national Steps and Actions based upon federal law and the Code of Ethics of the National Association of Realtors. The Steps and Actions based upon the State laws will follow thereafter in subsequent upgrades and new versions. Additionally, the Marketing and Showing Steps are more complicated and they will come in future upgrades. Finally, the Update Letter is being refined and a Beta version will be out soon.
  • Do I have to follow along the Steps and then the Actions sequentially or can I skip forward and back?
  • Most definitely you can move forward and back and you should. We provide them in a logical sequence which you and consumers can easily follow, but as you get to know the Actions you may want to move them forward and deal with them earlier or later. Example: Quigler has the following Action in the Offers Step: “Offers are not necessarily confidential unless mandated by state law or regulation or by a confidentiality agreement between the parties.” But you do not have to wait until you get an offer to inform your seller of this. You can talk about this at the time of Listing Appointment, or the Listing Agreement, or at any other time you wish. Just come to this Action and click “Yes” when you have completed it and your client will be notified that you had the discussion with them and you will get your points for doing so.
  • How are notifications handled?
  • Whenever an Agent completes an Action, the consumer is notified via a text message. In addition, on the consumer’s cell phone, there will appear a number representing the number of Action notifications that have been sent. The consumer just clicks on the app and can see each notification.

Grading:

  • When does consumers see my grade?
  • Whenever you want them to. You can keep your grade private seen only by you for as long as you want. . After you have mastered all the Steps and Actions, you can choose to have your grade published on your profile, but you control the timing.
  • Does Quigler give equal points to each Action?
  • Currently, yes. The initial version of Quigler equally weights each Action and gives the appropriate points by taking 100 and dividing it by the # of Actions in that Step. That means if there are 10 Actions under a Step, each is worth 10 points toward your grade. But in several months, as we get feedback from consumers and agents as to what is important to them, we will reflect those comments by weighting Actions unequally. Different Actions will have different points allocated to them because they carry a greater importance either to consumers, agents or both. So enjoy Quigler right now because there are many Actions that give you points just for answering the question, thus making it easier to rack up good points and a higher grade right now.
  • How is my Final Grade calculated?
  • Quigler takes the last 5 transactions and averages them. This means that if you screw up on your first transactions, Quigler will forgive the first one when you complete the 6th. This grade appears in your profile.
  • How is my Ongoing Grade calculated?
  • After you complete two Steps in any transaction, Quigler will average your point score on the first completed Step with the point score on your second completed Step to produce an Ongoing Grade. It then does the same with each subsequent Step and averages all the points into an Ongoing Grade. This grade appears on your transaction for the consumer.
